6 Monthly Chiller Maintenance

7.1.5 Every 6 Months (or more often as required)

Change and inspect compressor oil filter element

Inspect for internal wearing of compressor parts

Is the unit shutting down on High Oil Temperature or Low Oil Pressure?

Examine oil filter element for aluminum particles

Are aluminum particles found in the oil filter?

Contact York Service Agent if aluminum particles continue to accumulate

Has the variable speed oil pump (VSOP) Drive frequency increased to 55 Hz?

Inspect oil filter for aluminum particles indicating possible bearing wear

Chiller Tube Leak Testing

Tube Leak Detection

Remove the heads and listen for hissing sounds indicating gas leakage.

Wash off both tube heads and the ends of all tubes with water.

Blow out the tubes with nitrogen or dry air to clear traces of refrigerant laden moisture.

Pressurize the dry system with nitrogen

Cork the tubes for 12 to 24 hours.

Test each tube for leaks

Check the refrigerant charge (See Refrigerant Charge Checking)

7.4.1 Checking The Refrigerant Charge

Record the refrigerant level after initial charging

Is the refrigerant level visible in the sight glass?

Ensure the system is shut down before checking and trimming the refrigerant charge

Verify that at least 4 hours have passed since the compressor and water pumps were stopped

1 Yearly Compressor Maintenance

7.1.6 Annually (more often if necessary)

Drain and replace the oil in the compressor oil sump

7.3 Oil Charge

Verify the nominal oil charge for the compressor is 75.7 litres of York 'K' oil

Ensure only York 'K' refrigeration oil is used in the centrifugal compressor

Check that the oil is kept tightly capped until used

7.3.1 Oil Charging Procedure

Shut down the unit

Immerse the suction connection of the oil charging pump in a clean container of new oil

Run this procedure

1 Yearly Heat Exchangers Maintenance

7.1.6 Annually (more often if necessary)

Inspect and clean components

7.5 Condenser and Evaporator

Check for common water issues

Is the temperature difference between the water off the condenser and the condenser liquid temperature more than 2.2 K greater than the difference recorded on a new unit?

Has the temperature difference between the refrigerant and the chilled water increased slowly over the operating season?

7.5.1 Chemical Water Treatment

Has a chemical analysis of the water been conducted?

Is water treatment necessary according to the water treatment expert?
