1 Yearly Heat Exchanger Inspection
Visual Inspection
Inspect the heat exchanger for cracks
Inspect the tubes for discoloration
Airflow Check
Are the tubes dark gray?
Check airflow across the heat exchanger
Supply Wheel and Snow Accumulation Cleaning
Safety Precautions
Lock-out the gas supply to the unit
Lock-out the electrical power to the unit
Inspect Supply Wheel
Check for oil accumulation on the wheel
Check for dust accumulation on the wheel
Clean Supply Wheel and Housing
Clean oil from the wheel
Clean dust from the wheel
Chilled Water Coils Maintenance
Blowing-Out Coils
Close valves on the supply and return lines
Open drain valves and/or drain plug. Remove vent plug to allow coil to drain faster
Connect a blower to the caps. Do not connect the blower to the air vent or drain plug
Close the vent plug on the header that the blower is connected to. Open the drain valve or cap on the other header
Turn on blower for 30 minutes
Place mirror at discharge. Did the mirror fog up?
Repeat procedure until no fog appears on the mirror
After drying the coil, wait a few minutes then repeat Step #5
Cooling Coil Maintenance
Safety Precautions
Lock-out the gas supply to the unit
Lock-out the electrical power to the unit
Inspection and Repair
Inspect the coil for signs of corrosion and/or leaks
Repair any leaks as required
Cleaning Procedures
Inspect the coil's surface for foreign material
Clean the coil from the leaving air-side if necessary
Combustion Blower Motor Cleaning
Preparation
Ensure the motor is powered off and disconnected from the power source
Cleaning Process
Inspect the motor for any visible dust and grease build-up on the exterior surfaces
Remove dust from the motor housing using a dry cloth or brush
Wipe off grease build-up on the motor housing with a dry cloth
Ensure no water or solvents have entered the motor or bearings during cleaning
Post-Cleaning Inspection
Verify that the motor bearings are intact and show no signs of damage
