Chilled Water Coils Maintenance
Blowing-Out Coils
Close valves on the supply and return lines
Open drain valves and/or drain plug. Remove vent plug to allow coil to drain faster
Connect a blower to the caps. Do not connect the blower to the air vent or drain plug
Close the vent plug on the header that the blower is connected to. Open the drain valve or cap on the other header
Turn on blower for 30 minutes
Did the mirror fog up when placed at discharge?
Repeat blower operation until no fog appears on the mirror
After drying the coil, wait a few minutes then repeat blower operation
V-Belt Drive Check
Lock-out the gas and electrical power to the unit
Check V-belt drive for wear, tension, alignment, and dirt accumulation
Measure the deflection in the belt
Check alignment using a straight edge across both sheaves
Ensure no prying of belts on or off the sheave
Loosen belt tension to remove belts by lifting off the sheaves
Replace all V-belts on multiple groove drives to ensure uniform drive loading
Inspect sheaves for grooves and replace if worn before installing new belts
Filter Maintenance
Safety Precautions
Lock-out the gas supply to the unit
Lock-out the electrical power to the unit
Filter Cleaning and Replacement
Identify the type of filters installed
Reinstall filters with correct airflow direction
Ensure replacement filters are from the same manufacturer and size as original
Aluminum Mesh Filters
Wash filters in warm soapy water
Motor Maintenance
Safety Precautions
Lock-out the gas supply to the unit
Lock-out the electrical power to the unit
Cleaning
Clean exterior surfaces of the motor
Ensure no water or solvents enter the motor or bearings
Lubrication
Check if the motor has grease fittings
Grease the motor according to manufacturer's recommendations
Combustion Blower Motor Cleaning
Preparation
Ensure the motor is powered off and disconnected from the power source
Gather necessary cleaning materials (cloth, brush, etc.)
Cleaning Process
Clean the exterior surfaces of the motor to remove dust and grease build-up
Ensure no water or solvents have entered the motor or bearings
Post-Cleaning Inspection
Verify that the motor housing is free of dust and grease
Confirm that the motor bearings have not been sprayed with water, steam, or solvents
