Piping Components Maintenance
Safety Precautions
Disconnect all electric power, including remote disconnects and discharge all motor start/run capacitors before servicing.
Follow proper lockout/tagout procedures to ensure the power cannot be inadvertently energized.
Verify with a CAT III or IV voltmeter rated per NFPA 70E that all capacitors have discharged.
Water Valves Maintenance
Check for evidence of water leakage at the valve stem
If leakage is present
Remove actuator motor from support plate.
Remove shaft coupling.

Preparation
Disconnect all electrical power to the unit.
Wear appropriate personal protective equipment (PPE).
Cleaning Process
Access both sides of the coil section.
Use a soft brush to remove loose debris from both sides of the coil.
Use a steam cleaning machine, starting from the top of the coil and working downward. Clean the leaving air side of the coil first, then the entering air side. Use a block-off to prevent steam from blowing through the coil and into a dry section of the unit.

Check and tighten all set screws, bolts, locking collars and sheaves

Inspect, clean, and tighten all electrical connections
Unit Casing Inspection
Visually inspect the entire unit casing for chips or corrosion
Remove rust or corrosion and repaint surfaces
Visually check for leaks in refrigerant piping

Measuring Belt Tension Maintenance
Preparation
Select the belt tension gauge
Measuring Belt Tension
Measure belt span between centers of sheaves (in inches)
Calculate deflection by dividing belt span by 64
Set the large 'O' ring of the tensioning gauge at 1/64 inch for each inch of belt span
Set the load 'O' ring at zero
Place the large end of the gauge at the center of the belt span and press down until the large 'O' ring is even with the top of the belt line
Place a straight edge across the sheaves as a reference point
6 Monthly Coils Maintenance
Steam and Hot Water Coils Maintenance
Disconnect all electrical power to the unit
Wear appropriate personal protective equipment (PPE)
Access both sides of the coil section
Use a soft brush to remove loose debris from both sides of the coil
Use a steam cleaning machine to clean the coil, starting from the top and working downward
Repeat steam cleaning as necessary and confirm that the drain line is open
Allow the unit to dry thoroughly before putting the system back into service
Straighten any coil fins that may be damaged with a fin rake
