Shut off power to the water heater

Disconnect all branch circuits before opening the access panel(s)

Ensure no one is exposed to hot water before operating the relief valve

Open a hot water faucet or lift the handle on the relief valve to admit air to the tank

Attach a garden hose to the drain valve on the water heater

Direct the stream of water to a suitable drain

Ensure the water heater is turned off and cooled down before inspection.

Check for any signs of corrosion or wear on the anode rod.

Is the anode rod showing significant wear or corrosion?

Is replacement of the anode rod necessary?

Replace the anode rod if necessary.

Ensure the anode rod is securely installed.

Routine Preventative Maintenance

Ensure the following components are inspected by qualified personnel

Is the sound level of the water heater normal?

Describe any unusual sounds or issues observed

Temperature Pressure Relief Valve Inspection

Lift and release the lever handle on the temperature pressure relief valve

Ensure the valve operates freely

Gallons flushed through the discharge line

Place the other end of the hose in a bucket or drain

Turn off the power to the water heater

Turn off the water supply to the water heater

Will the water heater be subjected to freezing temperatures?

Drain the water heater and piping if necessary

Check the water heater’s operation and controls

Ensure the water heater is completely filled before operation
