Evaporator Coil Inspection and Cleaning

Inspect evaporator coil for obstructions

Clean evaporator coil if necessary

Condenser Coil Inspection and Cleaning

Inspect condenser coil for obstructions

Clean condenser coil if necessary

Check condensate drain at start of cooling season

Clean condensate drain if necessary

Shut off water to float valve and open the drain connection for flushing of the sump

Water Level and Distribution System

Inspect the water distribution system to ensure nozzles and spray orifices are functioning correctly

Pump Direction and Rotation Check

Ensure pump operates in the direction indicated by the arrow on the pump casing.

Has the motor lead been disconnected since the last check?

Check pump rotation after motor leads have been disconnected.

Electrical Connections and Specifications

Verify all connections of motor and starting device with wiring diagram.

Check voltage of line circuit against motor name plate.

Check phase of line circuit against motor name plate.

Check frequency of line circuit against motor name plate.

Is the bearing at normal operating temperature?

Select the appropriate grease based on temperature conditions.

Add grease to purge the seals without over-lubricating.

Was the lubrication process completed without over-lubricating?

Turn off power to the unit before opening the access door

Filter Inspection and Replacement

Inspect filters for dirt and damage

Are the filters dirty or damaged?

Replace or clean filters as necessary

Ensure all filters are properly installed

Are supply and return air grilles clear of obstructions?
