1 Monthly Evaporator Temperature Approach Maintenance
Warning: This procedure requires trained personnel with PPE!
Enter the leaving water temperature
Enter the saturated refrigerant temperature
Calculate the approach temperature (subtract the saturated refrigerant temperature from the leaving water temperature)
Note: Daikin's high efficiency heat exchangers have very low design approach temperatures, in the order of one to one and one half degrees F.
Is the approach temperature within the normal range?
If not, describe the potential issues

Is the condenser pressure drop within the normal range?
1 Yearly Oil Condition Check
Warning: Only trained personnel should perform this procedure.
Is the system operational?
If the system is not operational, report the issue to the maintenance team and stop the procedure.
Is there any oil leak in the system?
If there is an oil leak, repair work is necessary.

Note: The POE oils used with R-134a are hygoscopic. Avoid exposure to moisture (air).

Calculate the suction superheat by subtracting the saturated temperature equivalent of the suction pressure from the suction line temperature
Note any extreme changes in subcooling and/or superheat over a period of time
Initial 500 Hours Oil Condition Check

1) Re-sample after 500 hours of unit operation.
a) If content increases less than 10%, change oil and oil filter and re-sample at normal interval (usually annual).
b) If content increases between 11% and 24%, change oil and oil filter and re-sample after an additional 500 hours of operation.
c) If content increases more than 25%, inspect compressor for cause.
2) Re-sample after 500 hours of unit operation.
a) If content increases less than 10%, change filter-drier and re-sample at normal interval (usually annual).
b) If content increases between 11% and 24%, change filter-drier and re-sample after an additional 500 hours of operation.
c) If content increases more than 25%, monitor for a water leak.

Note: An approach increase of two-degrees or more would indicate that excessive tube fouling could be present. Higher than normal discharge pressure and motor current are also good indicators.
