1 Yearly Air Filters Maintenance
- Check vent terminal screens for blockages and accumulation
- Heater and the Venting System: Shall be inspected once a year by a qualified service agency
- Gas Train: Check all valves, piping and connections for leakage with a rich soap solution or UL 913 combustible gas leak detector. Any bubbling is considered a leak and must be eliminated. Inspect and clean flame rod, ignition electrode, and burner manifold
- Condensate Pan and Drain: Remove any debris that may have accumulated in the drain pain and drain
Special Weather Events
1. After heavy snowfall, verify that combustion air intakes are not blocked by snow
2. Periodically check during periods of snow accumulation as drifting may also lead to combustion air intake blockage;
Rooftop System Maintenance
- Inspect system at regular intervals by a trained and experienced service technician
- The required frequency of inspections depends upon the total operating time and the indoor and outdoor environmental conditions
- Routine maintenance should cover the following items:
- All blowers, including furnace inducer, have sealed bearings. No lubrication is necessary
- Tighten all belts, wire connections, and setscrews
- Clean the evaporator and condenser coils mechanically or with cold water, if necessary. Usually any fouling is only matted on the entering air face of the coil and can be removed by brushing
- Check each circuit's refrigerant sightglass when the circuit is operating under steady-state, full load conditions. The sightglass should then be full and clear. If it is not, check for refrigerant leaks
NOTE: A partially full sight glass is not uncommon at part load conditions
- Check for proper superheat
6 Monthly Rooftop System Maintenance
- Check Combustion Air
1. Check combustion inducer fan for dirt buildup and lint
2. Check combustion air intake louvers and flue box/vent for accumulation of dirt and debris
- Clean the system
1. Inspect and clean flue tubes and combustion chamber
2. Keep burner vestibule clean
3. Dirt and debris can result in poor combustion and lower efficiency;
1 Monthly Cabinet Maintenance
Open a door on each section
Verify that no moisture is accumulating in the unit
Verify that no debris is accumulating in the unit
1 Monthly Heating System Maintenance
Check cabinet air filters and replace if dirty
