2000 Hours Motor Bearings Lubrication
CAUTION: Bearing overheating potential. Can damage the equipment. Do not over lubricate bearings. Use only a high grade mineral grease with a 200°F safe operating temperature.
NOTE: Direct-Drive Class Il fans that are supplied with TECO motors have double shielded bearings on frame sizes 140T-280T. These bearings are pre-packed with a long life grease and are not regreaseable. Larger frame size TECO motors are regreaseable and follow the same lubrication recommendations as all other motors
Motor bearings and ball bearings lubricated
Upper and lower grease plugs removed and cleaned
Grease fitting inserted into the upper hole and clean grease added with a low pressure gun
Motor run for five minutes before replacing the plugs
Select the lubricant used
Amount of lubricant used (in oz)
Sign off on the motor bearings lubrication
6 Monthly Coil Maintenance
Warning: Cleaning should be performed by qualified personnel
Drain pans in any air conditioning unit may have some moisture
Algae, etc., can grow due to airborne spores and bacteria
Periodic cleaning is necessary to prevent this buildup from plugging the drain and causing the drain pan to overflow
Also, keep the drain pans clean to prevent the spread of disease
Dirt and lint can clog the condensate drain, especially with dirty filters. Inspect twice a year to help avoid overflow

Winterize Water Coils
Did you clean the drain pan regularly to prevent mold development?
Did you drain all coils as thoroughly as possible?
Did you fill each coil independently with an antifreeze solution using a small circulating pump and again thoroughly drain?
Did you check freezing point of antifreeze before proceeding to next coil?
Remove and Replace Components of Coils
Did you remove the flat head fasteners located along the sides of the panel?
Did you remove the frame channels that run the length of the unit along the top?
Did you remove the fan shaft, motor, and any drive components?
1 Yearly Coil Maintenance
CAUTION: Sharp fin edges are a potential injury hazard. Avoid contact with them
Check coils for cleanliness
To obtain maximum performance, the coil must be clean
Check once a year under normal operating conditions and, if dirty, brush or vacuum clean.
Use a chemical coil cleaner on multiple row coils
Read and follow the chemical cleaner's instructions as some cleaners may contain harsh chemicals
Take care not to damage fins while cleaning.

Setscrews D loosened
Capscrews E loosened but not removed
Key F removed
Pitch diameter adjusted by opening or closing the movable flanges by half or full turns
Key F replaced
Setscrews D and capscrews E tightened
Belt tension readjusted if belts have been installed, or belts installed and tension adjusted if not previously installed
All keys are in place and all setscrews and all capscrews are tight before starting the drive
