2000 Hours Motor Bearings Lubrication
CAUTION: Bearing overheating potential. Can damage the equipment. Do not over lubricate bearings. Use only a high grade mineral grease with a 200°F safe operating temperature.
NOTE: Direct-Drive Class Il fans that are supplied with TECO motors have double shielded bearings on frame sizes 140T-280T. These bearings are pre-packed with a long life grease and are not regreaseable. Larger frame size TECO motors are regreaseable and follow the same lubrication recommendations as all other motors
Select the type of lubricant used
Motor bearings cleaned
Grease fitting inserted into the upper hole
Amount of clean grease added
Motor run for five minutes before replacing the plugs
Sign off on the motor bearings lubrication
Filter Maintenance
Front Load Filter Replacement
Filters removed from inside the unit
Wire clips rotated to release filters
Clean filters fully seated in the frame
Filter Gauges Cleaning

Belt tension slacked off if belts have been installed?
Setscrews D loosened?
Capscrews E loosened but not removed?
Key F removed?
Pitch diameter adjusted by opening or closing the movable flanges by half or full turns?
Key F replaced?
Setscrews D and capscrews E tightened?
If belts have been installed, belt tension readjusted? If belts have not been installed, belts installed and belt tension adjusted?
MVP Variable Speed Sheave Maintenance
Adjust motor base forward to release belt tension
Remove the belts for easier adjustment
Loosen, but do not remove both of the locking setscrews A in the outer locking ring by using a hex key or torque wrench with a hex bit
Adjust sheave to desired pitch diameter by turning the outer locking ring, using a spanner wrench or drift inserted into the three holes that are located 120° apart on the ring
Enter the pitch diameter
Select the sheave type
Tighten BOTH locking screws A in the outer locking ring before operating the drive. Use a torque wrench and tighten to the value
Replace belts and adjust the motor base to tension the belts properly
Do not loosen any screws other than the two locking screws A in the outer locking ring when adjusting the sheave pitch. Do not operate the drive until the locking screws have been set to the torque specifications
6 Monthly Coil Maintenance

Drain pans in any air conditioning unit may have some moisture.
Presence of algae or other growth due to airborne spores and bacteria?
Periodic cleaning is necessary to prevent this buildup from plugging the drain and causing the drain pan to overflow.
Also, keep the drain pans clean to prevent the spread of disease.
Cleaning should be performed by qualified personnel.
Dirt and lint clogging the condensate drain, especially with dirty filters?
Inspect twice a year to help avoid overflow.
