3 Monthly Type K Coils Cleaning

Check mark

Remove all vent and drain plugs

Check mark

Allow the water to drain from the coil

Check mark

Remove the header covers

Check mark

If tubes are fouled, clean the tubes with a nylon or wire brush

Check mark

To ensure no water remains in the coil, do not replace the header covers until the coils are put back into service

Check mark

Note: When the coils are put back into service, use new gaskets. Trane recommends washers be used under the bolt heads and bolts be evenly tightened to 50 ft-lbs torque

1 Monthly Fan Bearing Lubrication

Check mark

CAUTION: Bearing Failure! Do not mix greases with different bases within the bearing. Mixing grease within the bearing may result in premature bearing failure

Check mark

Align bearing set screws

Check mark

Refer to Table 19 on page 58 for bearing set screw torque measurements

Check mark

Ensure the grease used in electric motor bearings is not mixed with the grease used in fan bearings

Check mark

Refer to Table 21 for compatible greases and Table 22 for maximum grease capacity

Check mark

Lubricate the bearing according to the motor manufacturer's recommendations and use the manufacturer-recommended grease

Check mark

Refer to Table 23 for minimum torque of motor mounting and bearings bolts

Check mark

Check if fan bearings without lubrication lines are sealed bearings

Check mark

Ensure fan bearings equipped with lubrication lines are lubricated with a lithium-based grease that conforms to NLGI No. 2 for consistency

Initial 48 Hours Air Handler Maintenance

Check mark

Belts readjusted?

Check mark

Fan belt tension checked three times during the first days of operation?

Check mark

CAUTION: Belt Tension! Do not over-tension belts. Excessive belt tension will reduce fan and motor bearing life, accelerate belt wear and possibly cause shaft failure. Under tensioning belts is the primary cause of premature belt failure. Belts should not squeal at startup.

Check mark

Belt tension rechecked after 8 hours, 24 hours, and 100 hours of operation and monthly thereafter?

Check mark

Proper belt tension ensured based on motor horsepower requirement?

Check mark

If the drive is changed from the original, proper belt tension estimated?

Check mark

Correct operation tension for a V-belt drive ensured?

Check mark

Unit observed weekly for any change in running condition and unusual noise?

Run this procedureArrow right

6 Monthly Fan Maintenance

Check mark

WARNING: Rotating Components! Disconnect all electric power, including remote disconnects before servicing. Follow proper lockout/ tagout procedures to ensure the power can not be inadvertently energized. Secure drive sheaves to ensure rotor cannot freewheel. Failure to secure drive sheaves or disconnect power before servicing could result in death or serious injury.

Check mark

Disconnect all electrical power to the unit

Check mark

Wearing the appropriate personal protective equipment, remove any contamination

Check mark

Vacuum the section with a vacuum device that uses high- efficiency particulate arrestance (HEPA) filters with a minimum efficiency of 99.97 percent at 0.3 micron particle size

Check mark

Thoroughly clean any contaminated area(s) with a mild bleach and water solution or an EPA-approved sanitizer specifically designed for HVAC use

Check mark

Immediately rinse the affected surfaces thoroughly with fresh water and a fresh sponge to prevent potential corrosion of metal surfaces

Check mark

Allow the unit to dry completely before putting it back into service

Check mark

Be careful any contaminated material does not contact other areas of the unit or building. Properly dispose of all contaminated materials and cleaning solution

Check mark

Inspect fan motors periodically for excessive vibration or temperature

Run this procedureArrow right

3 Monthly Cooling Coils Cleaning

Check mark

Type K cooling coils have removable headers for cleaning every three to six months

Check mark

Steps for cleaning

Check mark

Note: Apply washers under the bolt heads. Bolts should be evenly tightened to 50 foot-pounds of torque, beginning in the center and working toward the outside

Check mark

Enter the torque applied to the bolts

Check mark

Did the gasket seat properly?
