3 Monthly Refrigerant Coils Cleaning

Check mark

WARNING: Hazardous Pressures! Coils contain refrigerant under pressure. When cleaning coils, maintain coil cleaning solution temperature under 150°F to avoid excessive pressure in the coil. Failure to follow these safety precautions could result in coil bursting, which could result in death or serious injury.

Check mark

Disconnect all electrical power to the unit

Check mark

Wearing the appropriate personal protective equipment, use a soft brush to remove loose debris from both sides of the coil

Check mark

Install a block-off to prevent spray from going through the coil and into a dry section of the unit and/or system ductwork

Check mark

Mix a high-quality coil cleaning detergent with water according to the manufacturer’s instructions

Check mark

Place the mixed solution in a garden pump-up sprayer or high-pressure sprayer.

Check mark

Maintain minimum nozzle spray angle of 15 degrees

Check mark

Spray perpendicular to the coil face

Check mark

Keep the nozzle at least 6 inches from the coil

Run this procedureArrow right

1 Yearly Motor Bearings Lubrication

Check mark

WARNING: Hazardous Voltage! Disconnect all electric power, including remote disconnects before servicing. Follow proper lockout/ tagout procedure to ensure the power cannot be inadvertently energized. Failure to disconnect power before servicing could result in death or serious injury

Check mark

Motor bearings are factory-lubricated for normal life

Check mark

In the case of a double-shielded bearing, the grease provided is that which is in the bearing

Check mark

Remove the bearing brackets

Check mark

If the original bearing is to be relubricated, remove the shield opposite the rotor

Check mark

Flush old grease from bearing with suitable solvent

Check mark

Lubricate the bearing and add grease to the bearing chamber. The chamber should be three-quarters full of grease

Check mark

Lubricate the bearing according to the motor manufacturer's recommendations and use the manufacturer-recommended grease

Check mark

Reassemble the motor

Run this procedureArrow right

3 Monthly Drain Pans Maintenance

Check mark

Inspect and clean drain pans every three to six months

Check mark

WARNING: No Step Surface! Do not walk on the sheet metal drain pan. Walking on the drain pan could cause the supporting metal to collapse. Failure of the drain pan could result in death or serious injury

Check mark

The condensate drain pan and drain line must be checked to assure the condensate drains as designed. This inspection should occur a minimum of every six months or more often as dictated by operating experience

Check mark

If evidence of standing water or condensate overflow exists, identify and remedy the cause immediately

Check mark

Disconnect all electrical power to the unit

Check mark

Wearing the appropriate personal protective equipment, remove any standing water

Check mark

Scrape solid matter off of the drain pan

Check mark

Vacuum the drain pan with a vacuum device that uses high-efficiency particulate arrestance (HEPA) filters with a minimum efficiency of 99.97 percent at 0.3 micron particle size

Check mark

Thoroughly clean any contaminated area(s) with a mild bleach and water solution or an EPA-approved sanitizer specifically designed for HVAC use

Run this procedureArrow right

1 Monthly Fan Bearing Lubrication

Check mark

CAUTION: Bearing Failure! Do not mix greases with different bases within the bearing. Mixing grease within the bearing may result in premature bearing failure

Check mark

Align bearing set screws

Check mark

Refer to Table 19 on page 58 for bearing set screw torque measurements

Check mark

Ensure the grease used in electric motor bearings is not mixed with the grease used in fan bearings

Check mark

Refer to Table 21 for compatible greases and Table 22 for maximum grease capacity

Check mark

Lubricate the bearing according to the motor manufacturer's recommendations and use the manufacturer-recommended grease

Check mark

Refer to Table 23 for minimum torque of motor mounting and bearings bolts

Check mark

Are the fan bearings without lubrication lines?

Check mark

Note: Fan bearings without lubrication lines are sealed bearings. Re-lubrication is not required

Run this procedureArrow right

3 Monthly Coils Cleaning

Check mark

Inspect coils for dirt build-up

Check mark

Disconnect all electrical power to the unit

Check mark

Use a soft brush to remove loose debris from both sides of the coil

Check mark
