Electrical System Maintenance

Check mark

Maintenance of the electrical system involves the general requirement of keeping contacts clean and connections tight and checking on specific items as follows:

Check mark

1. The compressor current draw should be checked and compared to nameplate RLA value. Normally, the actual current will be lower, since the nameplate rating represents full load operation.

Check mark

Also check all pump and fan motor amperages, and compare with nameplate ratings.

Check mark

2. Inspection must verify that the oil heaters are operative. The heaters are insert-cartridge type and can be checked by ammeter reading.

Check mark

They should be energized whenever power is available to the control circuit, when the oil temperature sensor calls for heat, and when the compressor is inoperative.

Check mark

When the compressor runs, the heaters are de-energized. The Digital Output screen and second View screen on the operator interface panel both indicate when the heaters are energized.;

1 Monthly Condenser Temperature Approach Maintenance

Check mark

Warning: This maintenance check requires trained personnel with PPE!

Check mark

Enter the leaving water temperature

Check mark

Enter the saturated refrigerant temperature

Check mark

Calculate the approach temperature (subtract saturated refrigerant temperature from leaving water temperature)

Check mark

Note: Daikin's high efficiency heat exchangers have very low design approach temperatures, in the order of one to one and one half degrees F.

Check mark

Is the approach temperature within the normal range?

Check mark

If the approach temperature is not within the normal range, it may indicate excessive tube fouling.

5 Yearly Relief Valve Replacement

Check mark

Pressure Relief Valve Replacement

Check mark

Current condenser designs use two relief valves separated by a three-way shutoff valve (one set). This three-way valve allows either relief valve to be shut off, but at no time can both be shut off.

Check mark

In the event one of the relief valves are leaking in the two valve set, these procedures must be followed:

Check mark

• If the valve closest to the valve stem is leaking, back seat the three-way valve all the way, closing the port to the leaking pressure relief valve. Remove and replace the faulty relief valve.

Check mark

The three-way shutoff valve must remain either fully back seated or fully forward to normal operation. If the relief valve farthest from the valve stem is leaking, front seat the three-way valve and replace the relief valve as stated above.

Check mark

• The refrigerant must be pumped down into the condenser before the evaporator relief valve can be removed.;

1 Yearly Lubrication System Maintenance

Check mark

Clean Oil Cooler Strainer (water)

Check mark

Upload the results of the Oil Analysis

Check mark

Oil filter change and compressor teardown and inspection should be done based on the results of the annual oil test performed by a company specializing in this type of test.
