6 Monthly Electrical Preventive Maintenance
Safety Precautions
Ensure all power supply, including remote controls, are disconnected
Wait at least 5 minutes after power isolation before testing for high voltage
Test for high voltage before performing service work
Observe proper Lock-Out / Tag-Out procedures
Visual Inspection and Terminal Tightening
Perform visual inspection of isolators and printed circuit boards
Tighten terminals on isolators and printed circuit boards as necessary
Check all electrical terminals, mains, and communications for looseness

Visual check for damage, rust and dust accumulation
For highly corrosive environment, wash panels quarterly with water & neutral detergent solution

1 Yearly Condenser Coil Cleaning
Safety Precautions
Ensure all power supply to the Outdoor Fans is turned off and isolated.
Wear PPE during the procedure.
Avoid wearing loose clothing and jewelry near the fans.
Ensure electrical components do not get wet during cleaning.
Coil Cleaning Procedures
Disconnect power to the unit.
Remove the louvered panels to access the air inlet side of the coils.
Open evaporator access door and remove access panel to the condenser section.
6 Monthly Outdoor Unit Preventive Maintenance
Fan Maintenance
Visual check for fan run out of balance and dust attachment
Clean off dust from fan
Heat Exchanger Maintenance
Check heat exchanger for clogging by dust
Check heat exchanger for leaks or damage
Clean air inlet side of heat exchanger
Straighten any bent fins using fins comb
Safety Devices Maintenance

Measure insulation resistance to earth with Megger
