1 Monthly Screw Chiller Maintenance
Monthly operations include all weekly operations.
General:
- Inspect unit for loose or damaged components and visible leaks
Electrical ( * including the VFDs):
- Visually inspect components for signs of overheating
- Verify compressor and oil heater operation
Refrigeration/Lubricant:
- Leak test
- Check filter-drier pressure drop. Replace the filter if pressure drop exceeds 20 psi.;
1 Weekly Liquid Line Sight Glass Inspection
Warning: This inspection requires trained personnel with PPE!
Is the refrigerant sight glass clear?
If the sight glass is not clear, there might be inadequate refrigerant charge in the system.
Is there bubbling refrigerant in the sight glass during stable run conditions?
Bubbling refrigerant may indicate an EXV problem or excessive pressure drop in the liquid line.
Is the sight glass indicating a dry condition after about 12 hours of operation?
If the sight glass does not indicate a dry condition, an oil acid test is recommended.
Sign off on the sight glass inspection
1 Weekly Screw Chiller Maintenance
General
Complete unit log and review. Log readings can be taken daily for a higher level of unit observation.
Electrical (including the VFDs)
Clean control box fan filter. The weekly fan filter cleaning schedule can be modified to meet job conditions. It is important that the filter allows full air flow.
Refrigeration/Lubricant
Check liquid line sight glasses for clear flow
Check compressor oil sight glass for correct level (lubricant charge);
1 Yearly Screw Chiller Maintenance
Annual (or spring startup) operations include all weekly and monthly operations.
General:
- Inspect thermal insulation for integrity
- Clean and paint as required
Electrical ( * including the VFDs):
- Sequence test controls
- Check contactors for pitting, replace as required
- Check terminals for tightness, tighten as necessary
- Clean control panel interior
3 Monthly Epoxy Coated Coils Cleaning
Warning: This cleaning procedure requires trained personnel with PPE!
Surface debris removed from the coil?
Select the cleaning agent used
Cleaning agent applied uniformly across the substrate?
Substrate thoroughly wetted?
Rinsed off the salts with a hose?
Used potable quality water for rinsing?
Avoided use of harsh chemicals, household bleach or acid cleaners?
Sign off on the coil cleaning
