Front Door

• Verify the door opens and closes as it should.

• Is the door jamb in decent condition?

• Verify the locks and levers are in good working order.

• Does the door seal? Is there any signs of gapping, or light coming in around door when closed?

Cabinets

• Check the condition of the cabinets and countertops.

• Are the cabinet doors loose or out of adjustment?

• Do all the drawers operate as intended and are they in good repair?

• Are all the shelves and hardware in place?

• Check the condition of cabinet hardware and ensure it is snug.

Plumbing

• Check the kitchen sink drain for proper drainage.

• Inspect the caulking around the sink, and seals around the sink basins for signs of wear or damage.

• Inspect the faucet and sprayer if applicable. Make sure it is fastened down appropriately and operational. Note the condition of aerator.

• Verify the faucet turns on and off as intended without leaking.

• Verify the faucet handles are properly attached and snug.

• Inspect the hoses and connections under the sink.

• Exercise the supply valves under the sink to make sure they function as intended.

• Inspect the drain piping under the sink for leaks or signs of damage.

• Verify that no water has been leaking and that no mold or rot is present under the sink.

Range

• Inspect the range door for signs of damage.

• Verify the handle is properly tightened.

• Turn on all burners and verify they are operating properly.

• Inspect the condition of the stove elements, and preheat stove to verify its operation.

• Verify all knobs and hardware are present and in good repair.

• Turn on the range hood exhaust fan and make sure it is functioning as intended.

• Turn the light on and off to verify it is in proper working order.

• Inspect the filters in the range hood and note replacement if necessary.

• Lift the top of stove and inspect the condition of all visible components.

Refrigerator

• Inspect the condition of the doors and handles to verify they are in good working order.

• Inspect the door seals and verify they are in good working condition.

• Verify the light operates as intended and is in good working order.

• Inspect the condition of all shelves and drawers.

• Pull the fridge out and inspect the coils for cleanliness.

• Open freezer and verify that the defrost cycle is working properly. Check for large scale ice buildup.

Dishwasher

• Inspect the condition of the door and handles to verify they are in good repair.

• Check the door seals to ensure they are sealing properly.

• Inspect the catch basin in the bottom and make sure drain is free of obstructions.

• Inspect the plumbing connections and make sure nothing is leaking.

Pests

• Inspect behind the fridge for any signs of unwanted pests.

• Inspect under and behind the range for any signs of unwanted pests.

• Inspect the cabinet and under the sink for any signs of unwanted pests.

Toilet

• Inspect the toilet seat to verify it is properly installed and in good repair.

• Flush the toilet several times to check for proper drainage and that the bowl refills appropiately.

• Inspect the plumbing connections for any signs of leaks.

• Exercise the shut off valve and verify it is in good working order.

• Inspect the tank to bowl bolts and gaskets to verify they are in good repair and not leaking.

• Verify the toilet is not running and that it is refilling as intended.

• Visually inspect the fill valve, clapper, and flush handle to verify they are in good repair.

• Inspect around the floor to ensure the wax ring is not leaking. Check the condition of the caulking around the toilet.

• Verify the toilet is properly installed and attached securely to the flange.

Vanity

• Inspect the faucet to verify it installed properly and in good working condition.

• Verify the faucet handles are securely and properly attached.

• Inspect the condition of the caulking around the sink and backsplash.

• Inspect the cabinet under the sink for any signs of leakage or mold.

• Verify the shutoff valves are operating as intended and in good working order.

• Run the sink for several minutes to ensure the drain is functioning properly and free of obstructions.

• Verify the sink stopper is installed properly and in good repair.

• Check the cabinet, the cabinet hardware, and the top to verify everything is in good working order.

Shower/Tub

• Visually inspect the tub to ensure it is in good repair.

• Check the caulking around the tub and surround for signs of peeling, cracking, or mold.

• Run the tub for a couple minutes to check that drain is functioning properly and free of obstructions.

• Inspect the valves and diverter to ensure they are operating properly and that the handles are in good repair.

• Inspect the overflow gasket for signs of damage or cracking.

• Verify the tub stopper is present and in good working order.

• Inspect the shower head to ensure it is properly installed and in good working order.

• Inspect the curtain rod to ensure it is installed properly and not getting loose.

Hardware

• Inspect the toilet paper holder and ensure that is in good repair.

• Check all towel rods to verify they are properly installed and not getting loose.

• Inspect any other installed hardware to ensure it is in good working order.

• Check the bathroom door and verify that it opens and shuts as inteded.

• Make sure the door handle is in good repair and locking as intended.

Electrical Inspection

• Check all the provided outlets and switches to verify that all covers are present and in good repair.

• Test all GFCI outlets to ensure they are operating properly.

• Test all the light switches and check that all fixtures are functioning and in good repair.

• Check all outlets for any sign of damage such as cracking, loose connections, or discoloration.

• Visually inspect the electrical panel and water heater connections for any signs of damage or concerns.

• Check any source of electrical heat to ensure the heaters and thermostats are in good working order.

• Check any exhaust fans to ensure they are in good working order.

What type of water heater is it? Year of install?

Windows Inspection

• Inspect the windows for any sign of damage or broken panes.

• Verify the windows open and close and intended.

• Check the windows for any signs of broken seals such as condensation between panes.

• Inspect the caulking and seal around the window for any signs of peeling, cracking, or mold.

• Inspect the condition of the sill and walls under the windows for any signs of mold, damage, or discoloration that may indicate the window is leaking.

Points of Inspection

• Check the smoke alarms to ensure the are all present and functioning properly.

• Check the carbon dioxide alarms if applicable and test them to verify they are functioning properly.

• Check any fire extinguishers provided to ensure they are fully charged and in good repair.

• Verify the emergency evacuation plan is posted and clearly visible.

Points of Inspection

• Check the condition of the flooring.

• Check the flooring for damage or areas where carpet may be pulling back from edges.

• Inspect the walls for signs of cracking or peeling paint that may be indicative of leaks or exterior problems.

• Check the beds for signs of bedbugs, by rolling back the rolled seams and inspecting with a flashlight.

• Verify that all doors are in good repair and operating as intended.
