Complete this checklist before winter to protect the building and its equipment from freezing and cold-weather failures.
Winterization Checklist
This procedure covers preparing a facility's cooling, heating, fire protection, plumbing, and exterior systems for cold weather. It helps prevent freezing damage and keeps the building safe and operational through the winter.
Cooling Equipment Winterization
Drain and winterize all external cooling towers and chiller systems.
Remove or isolate all water supply lines to prevent freezing.
Inspect and document condition for spring startup.
Ensure disconnects are tagged “Winterized – Do Not Operate.”
Attic and Roof Space Preparation
Close all attic vents once temperatures consistently drop below.
Inspect and test attic heaters protecting sprinkler piping and domestic water lines.
Verify thermostats are functional and heaters are free of obstructions.
Check insulation for adequate coverage over plumbing and sprinkler lines.
Repair any damaged or missing insulation immediately.
Sprinkler and Fire Protection Systems
For dry sprinkler systems, empty all low-point drains and confirm valves are properly closed after draining.
Verify air compressors for dry systems are operational and moisture traps are emptied.
Ensure antifreeze loops have been tested by vendors within the last year and concentration is appropriate for projected temperatures.
Inspect exposed sprinkler piping in unheated spaces; insulate as necessary.
Grounds and Exterior
Remove garden hoses from hydrants and exterior hose bibs.
Verify exterior hydrants and hose bibs are drained or frost-proof.
Clear all leaves and debris from around the building foundation, HVAC units, and entryways to prevent fire hazards and rodent harborage.
Ensure all exterior doors and weather seals are intact to reduce drafts and pest entry.
Heating Equipment
Inspect and test all furnaces, boilers, and unit heaters to ensure proper operation.
Replace all furnace and air handler filters.
Confirm thermostats are calibrated and functional.
Inspect flues, combustion air openings, and vents for obstructions.
Review preventive maintenance logs to ensure heating PMs are complete.
Building Interior Checks
Inspect all windows and exterior doors for proper sealing.
Identify and repair drafts or gaps that may lead to frozen pipes.
Check crawl spaces and mechanical rooms for exposed plumbing—apply insulation where needed.
Confirm resident comfort levels in all areas; adjust heating balance as necessary.
Vendor Coordination
Confirm vendors for HVAC, fire systems, and plumbing are scheduled for any outstanding inspections or service.
Ensure emergency contact lists for winter-related failures (HVAC, sprinkler, plumbing, etc.) are current and posted.
Emergency Preparedness
Review emergency power functionality (generators tested and ready).
Confirm fuel levels and supply arrangements for extended outages.
Ensure staff are aware of emergency heating and water shutdown procedures.
