Pre-Nspire Inspection Procedure
This procedure outlines the steps for conducting a comprehensive inspection of a unit, covering life safety, electrical systems, appliances, plumbing, windows, doors, walls, ceilings, floors, pest evidence, heating/cooling systems, and interior safety. It includes sections for documenting deficiencies and obtaining signatures.

Hot water available at all fixtures
Windows
All windows open, close, and lock properly
Window sill paint — no deterioration below lead-safe threshold
No cracked, broken, or missing window panes
Window guards present where required (children under 10)
Doors
Entry door — locks, self-closes, weatherstripped
Bathroom door — operational, no missing components
Bedroom doors — operational, hinges intact, knobs present
Closet doors — operational, no damaged/missing components
No fire door compromised by door stop or propped open
Walls, Ceilings & Floors
No holes in walls > 2" diameter (or cumulative > 6"x6")
Ceiling surface stable — no loose plaster or peeling
Paint deterioration — walls
Paint deterioration — ceiling
Paint deterioration — window sill
No visible mold or mildew (bathroom, kitchen, windows)
Flooring intact — no trip hazards, missing tiles, or tears
Pest Evidence
No cockroach evidence (live or dead, droppings, egg cases)
No mouse/rodent evidence (droppings, gnaw marks, nesting)
No other pest evidence
Heating / Cooling
Heating unit operational and producing heat
Thermostat / controls functional
No visible damage to radiator, baseboard, or HVAC unit
AC unit (if present) — secured, no leaks, operational
Interior Safety
Handrails secure where present (loft, split-level)
No trip hazards in unit
Bathroom grab bars secure (if installed)
