Routine inspection and surveying of your flat roof for problems helps prevent major safety issues and assures that your roof is in good shape.

Check for signs of leaks, staining, missing mortar, and/or cracks of the exterior wall
Look for signs of leaks on the interior walls and ceiling
To inspect the coping/fascia/metal-work, look for signs of leaks, staining, missing mortar, make sure attachment is secure, and re-caulk as necessary
If the roof has an expansion joint, make sure there is no deterioration, excessive movement or leaks.
Clean the roof and look for any punctures, damage, or loose fasteners. Inspect seams on EPDM roofs, look for blisters or "alligator skin" on modified roofs, and look for cold welds on TPO and PVC roofing systems
Examine all penetration flashings, re-caulk as necessary, and make sure clamps are on securely. Top off pitch pockets with pourable sealer
Make sure the roof drains are clear of debris and working correctly (snake the drain if clogged) and clean out all gutters, downspouts, and scuppers
Check counter flashing and inspect for signs of movement at all base/curbs
