This procedure is recommended to be done every quarter. Performing all maintenance procedures and inspections at the recommended intervals will prolong the life of the system and minimize the possibility of malfunctions.

Split System Preventive Maintenance Checklist

This procedure is recommended to be done every quarter. Performing all maintenance procedures and inspections at the recommended intervals will prolong the life of the system and minimize the possibility of malfunctions.

    Quarterly Maintenance

    Before starting the following checks, turn the unit OFF and lock the main power disconnect switch in the open position. Disconnect all power sources, including remote disconnects, water, air, or mechanical before servicing. Failure to disconnect all power sources before servicing could result in death or serious injury. Follow proper lockout/tagout procedures to ensure the power can not be inadvertently energized. Verify that no power is present.

    In-doors side of the system: Will need to remove all access panels for proper inspection

    Units housing/access panels condition

    Return air filters.

    Condensation pump/pan, piping and insulation

    Control wiring

    Refrigerant piping and insulation

    Evaporator Coil

    Blower Wheel

    Blower Motor

    Reinstall all panels on the indoor portion of system making sure that all retaining screws are reinstalled. Clean debris/trash up in the area and remove all tools

    Outdoor side of system: Will need to remove all access panels for proper inspection

    Units housing/access panels condition

    Control wiring

    Condenser Coil

    Refrigerant piping and insulation

    Fan Motor/blade

    Reinstall all panels on outside portion of system making sure that all retaining screws are reinstalled. Clean debris/trash up in the area and remove all tools

    Recheck inside and out to make sure system is clear and ready to be reenergized.

    After restoring all power to the system turn it on. With the unit running, check and record the following:

    Amperage on indoor section of system

    Indoor Ambient air temp

    Return air temp

    Outdoor Ambient air temp

    Superheat Temp

    Subcooling Temp

    Amperage on outdoor section of system

    Final Process: Put all equipment and tools back in its proper storage location. Close out work order
